The Client

A family-owned building firm with a portfolio of residential and retail rental properties in two rural villages and a Midlands town.

Understanding the Challenge

The client's portfolio had not been actively managed for many years. A number of properties were in poor condition and several leases had expired - no rent reviews had taken place for some years. The client wished to regularise all leases  and streamline the property management process prior to selling off the portfolio, but had no understanding of how to go about this.

How we helped

·         Sourced a full portfolio assessment and marketing report from specialist agents, liaising with several local management agencies, solicitors etc.

·         Provided advice on regularising legal agreements in order to maximise portfolio value

·         Took on responsibility for handling the resulting property management and tenant issues, and streamlined management of the portfolio from 3 different managing agents to one

The Gain

The client is now dealing with a single management agency and is receiving a much improved service. Leases have been regularised and rents now reflect current market values. The portfolio is now in a condition to attract much higher offers from potential purchasers.
